What can residents take care of themselves, and what does SATO take care of?

It goes without saying that residents take care of fixing a scuffed kitchen chair themselves, and many other maintenance tasks in a rental home can also be handled independently. For some things, however, it’s best to rely on a professional. See who takes care of what in SATO homes.

Painting work

Painting the walls of your rental home is SATO’s responsibility. The walls are painted when needed after a resident moves out. If the walls are in good condition, they may not be repainted.

You can also paint the walls yourself when you move into your home. In that case, you can request a free painting kit from SATO, which includes the paint and all the supplies you need.

Fluorescent tubes and light bulbs

As the tenant of a rental home, you are responsible for replacing light bulbs, fluorescent tubes and starters for fluorescent light fittings. SATO is responsible for repairing permanently installed light fittings and their covers.

Sauna stove stones

You are responsible for purchasing and replacing the sauna heater stones in your apartment's private sauna. SATO is responsible for servicing and repairing the sauna stove.

Smoke alarm

The landlord is responsible for providing and maintaining smoke alarms. As the resident, you are responsible for testing the smoke alarm regularly and submitting a defect report to us without delay if it is not working. Please, be careful when inspecting an alarm that is installed up on the ceiling, and ask a friend to help if you need assistance.

Curtain hooks and shower curtain rings

As the tenant of a rental home, you are responsible for purchasing fittings for window curtains and shower curtains.

Dishwasher and washing machine

You are responsible for connecting dishwashers and washing machines, as well as sealing the connections when required. However, a dishwasher must always be installed by a qualified professional. You may install a washing machine yourself if you are familiar with the process.

Venetian blinds

You may have venetian blinds installed in your rental home at your own expense without separate permission, but the work must be carried out by a qualified professional or specialist company. If you move out, the venetian blinds must be left in place without compensation.

High-security lock

You are responsible for the installation and maintenance of a high-security lock, any other additional lock or, for example, an electronic lock. The work must be carried out by a qualified professional or specialist company. If you move out, the lock must be left in place. The same applies to the installation and maintenance of a peephole, hinge safety stud and door chain.

Floor drains

You are responsible for cleaning the floor drain. It is recommended to clean the floor drain once a month.

Intake and exhaust ventilation valves

You are responsible for cleaning the intake and exhaust ventilation valves. To help maintain good indoor air quality, the valves should be cleaned at least twice a year. Take care when cleaning them: remove the valve together with its frame by turning the entire frame. If you turn only the valve disc, you will change the ventilation settings, which can significantly reduce the performance of your home's ventilation system.

Bleeding radiators

No need to worry, you don't need to learn how to bleed radiators when you move into a SATO home. If you notice that your radiators are not working as they should, let us know via OmaSATO and we'll come and bleed them for you.

Almost all SATO homes are equipped with a temperature sensor. Installing and maintaining it is our responsibility.

Did you know?

As a resident, you are also responsible for:

  • keeping your windows and balcony glazing clean

  • cleaning your radiators and cooker hood regularly, and replacing the cooker hood grease filter

  • keeping your balcony clean, clearing snow and checking that the drainage holes are not blocked

  • lubricating the door hinges and locks in your home

  • monitoring the surfaces in wet areas, such as the bathroom and separate toilet

  • reporting any dark stains or areas that remain damp for a long time to us via OmaSATO

  • cleaning the water traps under the bathroom and kitchen sinks

  • reporting leaking taps and toilet fittings to the landlord

  • purchasing and replacing fuses

  • taking out home insurance

Paying for damages and exceptions to responsibilities

If you have caused damage to your home that is not the result of normal wear and tear to surfaces, fixtures or appliances, we will charge you for repairs, including work that is normally SATO's responsibility, in accordance with our list of customer charges or the actual costs incurred.

If you have received more specific instructions from us or our representative, or instructions that differ from this division of responsibilities, please follow those instructions. Not all our homes are located in buildings that are fully owned by SATO, so responsibilities may vary.
